Any real property taxed at the 4% legal residence or primary residence tax rate that is rented must file a rental return with our office. The rental return form can be found on our website. You will be emailed a copy of the completed return through email for your records: Return on 6% Assessed Real Property or Rental Residential Property Form

Your 18-digit PIN (Property ID) requested on the form can be found on your real property or house tax bill. If you do not have a copy of your tax bill, the PIN can be found using the account lookup online: Real Property Search

Additionally, per State Law §12-43-220, real property taxed at 4% can only be rented for a certain period of time and must provide certain documentation to the Beaufort County Assessor’s office to maintain the 4% tax rate.
