Before applying, the requesting applicant must be receiving the 4% primary residence tax rate approved by the Beaufort County Assessor’s office. Please refer to the article "Difference between Legal Residence and Homestead" for more information.

The applicant must have lived in South Carolina as a legal resident for an entire calendar year (January 1st to December 31st).

To apply for the Homestead application, our office will require driver’s licenses or South Carolina IDs of the listed property owners, the last 4 digits of their Social Security Numbers, and good contact phone numbers for each listed property owner. Please be aware that expired IDs are not accepted.

If you are a 100% totally and permanently disabled veteran, please first refer to the article "Disabled veterans and Homestead" to potentially receive greater exemption benefits from the state.

For individuals who are 100% totally and permanently disabled and are receiving benefits from Social Security, we will also require one of two forms: either the Third Party Query (TPQY) form, or the Benefits Planning Query (BPQY) form. Either form can be requested through Social Security on the phone at 866-254-3316 or in their local office at 646 Robert Smalls Pkwy, Beaufort, SC 29906.

Additionally, if the property is held in one or more trusts, then we will need to see pages from the trust(s) naming the Trustee(s) and the Income Beneficiary(ies). Providing a copy of the entire trust or trusts for review is recommended.

For married couples who do not share the same last name, please also include a copy of your marriage license. As long as one of the applicants meets all the qualifications, the exemption will cover both individuals.

If the property is listed in a business name, please provide copies of your Articles of Organization for review.
