If you own property that you were renting out during the current tax year, but now you are no longer renting either temporarily or indefinitely, you are still responsible for completing a Rental Return Form and paying rental taxes for the current tax year if furnishings and/or appliances were provided. Even if property is rented for 1 day of the year, a rental form is still expected to be filed. The Rental Return Form can be found here: Rental Return Form
Moving forward, if the property will remain off the rental market but you are not claiming it as your primary home, you will still need to file a Rental Return Form with our office annually. As long as you submit a form indicating the property has not been rented and will not be rented at any point for future tax years, this will prevent a rental tax bill from being issued to you.
Alternatively, if the property will remain off the rental market and you are also looking to claim it as your primary residence, you will need to contact the Beaufort County Assessor's office to have the property reclassified as your legal residence instead of a secondary residence. The Assessor's office can be reached at 843-255-2400 (extension 3) or assessor@bcgov.net, while their Legal Residence Application can be found on their web page: Assessor Forms
Note that if you claim the property as your primary residence and you are interested in renting it at some point in the future, please see the article "The property is my primary residence and is also rented" for additional information.
Need your PIN?
The Rental Return Form requires an 18-digit Property ID or PIN, which can be located on your real property (house) tax bill. If you do not have a copy of your bill, the PIN can be found using the real property search here: Property Search
